My boyfriend and I stumbled on Lauren Perrault quite by accident. We had been browsing through Zillow and Redfin for a couple of months, looking at what was available in our area. Being first time buyers, we didn’t know anything about home ownership… we didn’t know how much we could afford, how to get a loan, how much we would need for a down payment, what our mortage payments would look like, or even whether buying a house was something that was possible for us.
By chance, I called the listing agent on one of the houses that I was looking at online. Lauren answered, and told me that the place had just gone in escrow, but that I could come by and take a look at the place and put in a back up offer if I wanted to. Well, we were definitely not ready put in any sort of offer at the time, and told her so. She asked me a few more questions about where we were in our search, and then we set up a meeting to discuss our situation. When we finally met, I was glad we did. We found Lauren to be very knowlegable about the real estate market in the South Bay where we were looking to buy. She walked us through the process, helped us to get pre-approved for a loan, so that we did not waste any time looking at houses that we would not be able to afford. Looking at houses with Lauren turned out to be very informative as well. She definitely listened to what we were looking for in a house, and showed us all the properties in our price range that we wanted to look at. She has a very direct, no-nonsense style when showing properties, which we really appreciated. She helped us to narrow down our search area, and specifically, what we were looking for in our new place. When we would do walk- throughs with Lauren, she pointed out all the possible problems that she saw with a house, and made sure that we were making an informed decision. She would point out cracks in foundations that we didn’t see, told us that if we went forward, we would definitely want to get that inspected. She would point out sloping floors, stains that may/may not be water damaged, condition of furnaces, etc… and also knew approximately how much it would cost to fix these things.
After just 2 months of looking, we found the place we wanted and… voila! We were in Escrow! But the problems didn’t end there. The place that we wanted to call home happened to be a short- sale… a very complicated and messy process, with many ups and downs, many discussions and negotiations with the bank. Luckily, because we had Lauren, we didn’t have to deal with any of this. She kept us informed of what was going on, but not so much that we were stressed out all the time. We had faith that Lauren would make it happen at the price we wanted to pay, and eventually, the bank agreed.
Lauren also helped us get our new house FHA approved so that we could afford the down payment. She worked with the lender and the home owner’s association gathering all the documents needed to make this happen. Trust me when I say I am glad that I did not have to do this on my own. I was bcc’d on all the emails going back and forth, so I know how much effort it took on her part to make this happen. We have been in our new home for about 6 months now, and couldn’t be happier. I would enthusiastically recommend Lauren to any first time home buyers (or any buyers for that matter) looking in the South Bay.
