Here are some multi-family residential homes with 2, 3 or 4 units in the Beach Cities and the Greater South Bay:
Here are all the multi-family in what I consider the good “investment areas” of the South Bay — Hawthorne,Lawndale and Gardena. These are areas that are 1) close to the beach cities 2) have properties which will “cash flow out” with 25 percent down and become cash cows for their owners and 3) are in good areas where you would not be afraid to pick up the rent checks. Generally Gross Rent Multipliers in this area are about 11 to 12 with Cap Rates over 5.
