Neighborhood Info in the Palos Verdes Drive North Area of RHE


  • "The Palos Verdes Drive North" search area covers most of Rolling Hills Estates
  • Individual neighborhoods such as Dapplegrey Lanes, Palomino Ranchos, Strawberry Lanes, Empty Saddle Lanes, and the area around Lower Lariat are all included in this catch-all search area
  • Dapplegrey Lanes has a private riding arena for which residents pay a small annual fee for access.
  • Many of these properties are in the horse overlay zone of Rolling Hills Estates.  For a lot to be eligible for horses, the lot has to be in the overlay area (zoned for horses) and the lot has to have greater than 20,000 square feet to have 4 horses.  For 10,000 - 20,000 square feet, 2 horses are allowed.  Less than 10,000 square feet, no horses are allowed.
  • Horse property is valued of course both by condition of house and horse facilities, but also by accessibility to trail access and accessibility to hay delivery and manure removal roads.  It is important to evaluate these when purchasing a home if you wish to have horses.
  • Homes are generally ranch style, built in the 1960's and 1970's.  Many have been remodeled inside, but in keeping with a "country-modern" style.  External appearances tend towards white board and rail fencing, wild landscaping with pepper trees, eucalyptus, and oleander prominent.  Many homes have pools, as this area can become 5 to 10 degrees hotter than the beach cities in the summer
  • Lot sizes range from 9500 -50,000 square feet, with most around 14,000 - 20,000. 
  • Prices have recently been ranging from just under $1 Million to just under $3 Million. 
  • Schools are Palos Verdes Unified
